The area is built around secure residential blocks, gated sections, inner courtyards, and playgrounds, which makes it feel calmer and more organised than many older parts of the city. Eraz Park is about 4 minutes away on foot, with an artificial lake and nice cafes for relaxed time outside. The wider Arabkir area is well developed, with local supermarkets, pharmacies, and everyday services nearby. Guests stay here for the new community feeling, the quiet residential setting, and the easy access to central Yerevan by car. Cascade is around 7 minutes away by drive via Azatutyun Avenue.

1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7.
