It feels grand, but still livable: a place for slow breakfasts, long evenings, quiet work, and that first moment on the balcony when the view takes over.

📍 Qeri Street, 35 The Crown is located near Barekamutyun, on the canyon-facing side of Yerevan. It is a calmer part of the city, with quick access to the centre by taxi and a metro station within walking distance. Barekamutyun Metro is around 12 minutes away on foot, and Carrefour supermarket is just 3-4 minutes from the building. TUMO Park and the area around Kievyan Bridge are also nearby, giving the neighbourhood a more open, green feeling than the busy central streets. Mergelyan Park is newly renovated and about 5 minutes away on foot. Guests stay here for the view, the quieter setting, the new elite building, and the easy daily logistics. You are not in the middle of the city noise, but Cascade, Opera, and Republic Square are still simple to reach by car.

IMPORTANT! Only guests included on the reservation are allowed to enter the building, apartment, Airbnb, or communal areas. The building has strict access policies for registered guests only. If unregistered visitors are seen entering the building, apartment, Airbnb, or communal areas, the reservation will be terminated without refund. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7.
