Step outside and you’ll find everything Yerevan is known for just a few meters away. Whether it’s your morning espresso at one of the legendary cafés downstairs, a stroll through the lush park, or an evening on nearby Saryan Street with its buzzing wine bars and art galleries, you’re truly in the centre of it all. From here, you’re within easy walking distance to the city’s major landmarks, including Republic Square, Northern Avenue, the Opera House, and Cascade. Pharmacies, supermarkets, banks, and boutiques are all around the corner, making day-to-day needs effortless. If you’re heading a little farther, taxis are quick and cheap, and metro stations are just minutes away on foot. Kolache’s location doesn’t just put you in Yerevan, it puts you in the very best of it.

1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use, as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies 4. We often have back-to-back bookings, so early check-in or late checkout may not always be possible. If you’d like to request it, please do so via our Guest Lounge. Housekeeping will confirm based on availability. A fee applies, which covers additional staffing to prioritise your apartment. If not pre-arranged, you’ll need to check availability on the day of arrival. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7.
