📍 Tumanyan Street 28/20 Icona sits at one of the most famous intersections in Yerevan, where Tumanyan Street meets Abovyan Street. Many locals consider this the very centre of old Yerevan, surrounded by cafés, restaurants, bakeries, wine bars, supermarkets, and some of the city's most loved landmarks. Just a 2 minute walk away you'll find Swan Lake and the Opera House, the cultural heart of the city. Republic Square can be reached in around 5 minutes on foot, while Cascade is roughly 6 minutes away. The neighbourhood is lively from morning until late evening, with outdoor cafés, street life, and people enjoying the city throughout the day. Despite being in the centre of everything, the apartment itself sits inside one of Yerevan's historic stone buildings, offering a more residential and authentic atmosphere than many modern developments. Whether you're visiting for a few days or staying longer, few locations allow you to experience so much of Yerevan without ever needing a taxi.

1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7.
